Indian Mountain Lake is a private gated homeowner’s community nestled in the scenic Pocono Mountains of northeast Pennsylvania, close to the Northeast Extension of the Pennsylvania Turnpike and Interstate 80, less than 10 minutes from Pocono Raceway. Amenities include a clubhouse, five lakes, two outdoor swimming pools and a kiddie pool, four tennis courts, and two basketball courts that are open to residents and guests alike.

Approximately 83% of the 2,400 homes in Indian Mountain Lake, Pennsylvania, are owner-occupied, indicating a substantial proportion of full-time residents. The remaining 17% are renter-occupied, which may include seasonal or vacation rentals.

IML is a gated community that spans two counties and three townships.  While the HOA allows Short-term Rentals, each township has its own rules, so check to see if the property is in Penn Forest Township or Tunkhannock which are STR Friendly, or Chestnuthill Township which does not allow STR in residential neighborhoods.  

Three-bedroom homes dominated the market, accounting for 65 of the 102 sales. Their median sale price was approximately $265,000. The 23 four-bedroom homes had a median price of $355,000, while the community’s only six-bedroom sale closed at $760,000.  Of the 102 sales, only five were in Chestnuthill Township.

Each Short-term rentals must be registered with the Civic Association office (HOA) and an administrative fee paid (currently $60/stay).  Each renter must be listed on the Short-Term Rental application form.  Indian Mountain Lake describes itself as a vacation community with a pool, beach and the lake.  Indian Mountain Lake allows Golf Carts on their private roads.
