Stillwater Lakes (Pocono Lake (Tobyhanna Township, Coolbaugh Township), PA)
Stillwater Lake is  a sprawling 315-acre private reservoir located in Pocono Summit, Monroe County.  The lake is mostly surrounded by residential developments like the Stillwater Lakes Civic Association and Stillwater Estates, which offer members-only access to beaches, playgrounds, and non-motorized boating (kayaking and canoeing).  The area is centrally location, just minutes from the junction of two major highways (I-80 and I-380), the retail district of Mount Pocono and the area’s biggest resort, the Kalahari Convention Center.  Events at the convention center bring people looking for short-term rentals and the market for AirBnB does seem very tied to activity at the convention center.  Each community has their own uniqueness, but for simplicity, we combine them all into one report here.

Stillwater Estates is a small, gated community on the western side of I-380.  It is a mostly residential community with a handful of short-term rentals.  Hosts pay a $125/stay guest fee that is used to help support the community amenities along the lakefront.  Most homes here are on septic systems.

Stillwater Lake Civic Association Non gated, mostly residential community with less than 80 short-term rentals.  Homes here are mostly on a community sewer system that is currently operating at maximum capacity, any new construction is currently on hold.

Pocono Summit Lake A small subdivision in Coolbaugh Township, the HOA dissolved decades ago.  No HOA, no HOA fees, no HOA amenities or services.  A volunteer organization maintains the old community amenities

These three communities are bundled together as they has some similarities for short-term rentals and they are in close proximity to each other.  Within each community, homes close to the highway (I-380) have much less value than those on, or very close to the lake.
